When Is a Chimney Rebuild Needed?
When our team inspects a chimney, we look for signs of wear like damaged mortar and hairline cracks. Our team will only recommend a full rebuild if it is beyond repair with simple materials. If the structural integrity of your chimney is sub-par and beyond basic repairs, we’ll recommend a rebuild.
Many factors can affect how long your chimney will last, including the original construction date, usage frequency, maintenance, and weather. If a fault exists in the initial construction or your fireplace is used frequently without maintenance, your chimney will deteriorate over time. This process is usually evidenced by crumbling mortar or cracked bricks.
Your chimney is the only part of your house not protected by a roof, meaning it’s always exposed to the elements. Water, for example, can cause serious structural damage to your chimney. This occurs when your brick has water inside and expands. This will eventually lead to broken bricks.
Types of Chimney Rebuilds
Masonry chimney rebuilds are among the most common rebuilds we complete. Often these are completed from the roofline up as that area is the most likely to become damaged. A protective chimney cap is also needed afterward. Other types of chimney rebuilds include the following:
1. Limited Chimney Rebuild — This is when only the top section of the chimney needs to be rebuilt to code. These are small jobs that usually require mortar and some top bricks but often do not require scaffolding. A new cap and crown are generally recommended to protect the rebuild and the chimney.
2. Roof Line & Up Rebuild — These rebuilds include more setup with scaffolding in many cases because of the material removed from the chimney. The deteriorated section of the chimney will be removed down to the flashing on the roofline. Once the old portion is down, the rebuild to code will begin.
3. Complete Rebuild — In most cases, chimney rebuilds can be done without removing the interior brick facing and firebox. However, there are times when we recommend a complete rebuild. A complete chimney rebuild is essentially the same as putting in a new chimney, although in some cases the existing firebox and smoke chamber are left in place.
